Steep, Cook, Pair Your Leaves!

In honor of National Hot Tea Month!
Did you know?
Tea is the second most consumed beverage in the world. There are over 1,000 flavors. Hot Tea has influenced different countries’ cuisine for hundreds of years. Whether you follow the English or Chinese Customs’ brewing traditions or only microwave your tea, National Hot Tea Month is best celebrated with a cup. Courtesy of National Today.
Tea Leaves in a bag was a mistake.
Particularly in the United States, black tea is one of the most common teas. However, the most popular tea in the world is Darjeeling. It is a black tea consumed in India daily but has a light, nutty flavor. Tea was so valuable in the 18th century that it was kept in a locked chest – which we now call a tea caddy.
From afternoon tea to the sniffles, tea is often paired with food. Biscuits, scones, or finger sandwiches can bring the flavors of our favorite tea leaves to life with every sip. Delish offers some different pairing for you to try. A weird must-try from the list: Buffalo Wings + Masala Chai. You can even cook with tea leaves. Two great recipes to start with are Black Tea Blondies and Earl Grey Plum Torte.
Because it is also National Hangover Month.
Kick it Up a Notch with a classic cocktail with tea leaves, the hot toddy. Honey, tea, and lemon with the dark liberation of your choice. This is a grandmother’s remedy for a cold in many generations. Great tips to make the best hot toddy are here.
Coming Home for the Holidays: Cribs Edition

Coming home for the holidays can be anything from the traditions, the smells from the kitchen, and the movie we watch together snuggled in the living room. In homage to the film we watch year after year, the top three movie holiday homes are here. Let’s check them out.
1. The Classic
A Christmas Story: Cleveland, Ohio
It’d better be good if a movie house is worth watching for 24 hours every holiday. We love the vintage charm of this traditional home, with its large front window—perfect for displaying significant awards—and its cozy flow between the kitchen and living room. It has a massive bathroom for using your little Orphan Annie decoder pin. Bonus: The house is a museum you can visit.
2. The Iconic
Home Alone: Winnetka, Illinois
The Macalister house had booby traps in every room, making Home Alone the most iconic holiday home. Making sure Kevin was safe from the burglaries is on our minds the whole movie. So along with hoping his parents make it across the country to save him, John Hughes reminds us that Kevin is having fun protecting the house. Onto John Hughes’s other holiday masterpiece…
National Lampoon’s Christmas Vacation: Burbank, Los Angeles (actual location)
John Hughes has many of our hearts in many classic movies. But his National Lampoon’s Christmas Vacation is one of the brightest literal movies of the holiday season as we watch Clark play with Christmas lights gleaming to be the funniest and most brilliant moment of the holiday movie season. And don’t forget the slippery racers’ spark going down the hill.
But Do We Dare to Ask? Is Diehard a Christmas Movie?
Happy Holidays!

Scariest Home: Haunted Cribs Edition

Well, a plantation by any other name is just a farm.
But it does roll off the tongue a little sweeter, doesn’t it?
-Bobby Rae Sweet Home Alabama
Located in the United States, this home is notorious for its haunting history. Although it may be classified as a plantation or farm, the main draw for potential buyers is the high number of ghosts per square foot. Whether or not this aligns with your home-buying preferences is a matter of personal choice.
Myrtles Plantation, St. Francisville, LA
Famous Ghost: Chloe (seen by the arrow below)
Some say nine different ghosts walk the grounds of the Louisiana bed-and-breakfast. Love to be scared? You can tour and visit this house if you want to confirm its claim as the Scariest Home in the United States.
Ohio: Franklin Castle: Cleveland, Ohio
Famous Ghost: Each floor is haunted by another family member of the Tiedemann Family
This castle would be an example if there were ever a time to believe an object could be cursed. Forget the haunting aspect; every person who has lived here dies or goes mad. Pick one; the history can suggest either. It is currently being divided into multi-family dwellings. Buyers and Renters Beware!
Florida: The Riddle House, West Palm Beach
Famous Ghost: Joseph
This house wants to be left alone. After being converted from a funeral home, the Riddle family purchased the house, and Joseph worked for them. He committed suicide in the attic that is padlocked now for tours. However, it is said that even the kitchen and bedrooms have other spirits like Joseph who do not want you there. You can also visit this location; the house is in the middle of Yesteryear Village, a living museum at the South Florida Fairgrounds with over 20 carefully maintained buildings preserving this area’s history and ghosts.

5 Things You Need to Know in This Seller’s Market

“I made a complete offer and might not get the house. “
When we think about buying a home, we all believe that offering the total price for the house will result in the home being purchased without any hassles. It means that the seller gets the total asking price, and they get to forgo the negotiation process. But instead, you now might be in a bidding war. But that is my dream house, what do I do?
That’s right; You found the home for the next steps of your life, which seemed emotional enough. Then you hear multiple offers on the home you can see yourself growing old in. Is the only tactic to help increase my chances to offer above the asking price? Here are five things that can help you navigate this situation.
Five Things to Help in a Seller’s Market:
1. Best Terms for the Seller
The seller of the house is human and has a life as well. Accommodating their needs could be the things that get you in their old home and into your new one. Moving is stressful for both sides and helping them with a closing date or their schedule could make all the difference. Asking the seller agent for these details can not hurt.
2. Contingent Upon
In certain situations, having the buyer make an offer that is NOT contingent upon inspections. It isn’t the right idea for every buyer or situation but it can appeal to sellers. Talk to your clients about not making offers contingent upon selling another home if they can. In a multiple-offer case, we suggest we make the offer as “clean” as possible. If they can pay their own closing costs, if they want a home warranty – buy it yourself, if they wish to title insurance – buy it yourself. Ask the seller to pay the most minor additional items to help secure the home.
3. Earnest Money: What Does This Mean?
Rocket Mortgage has a great article about how this works. Earnest money is an amount
of money you put down to show you’re serious about purchasing a home. It’s also known
as a good faith deposit. Think of it as getting cold feet during the buying process, and it can help decrease the chance of reversing out of the deal. It allows you to put money in escrow, show the intent to purchase, and can be a way to persuade both parties to move forward with the close.
4. Cash is King
The best financing terms possible – cash – if they can do some money, conventional – if they can do a traditional loan, then we write the best financing option.
5. Be Patient
Buying and selling a property is never easy for either side. Having an agent who can navigate the expectations is vital to minimizing the stress during this life-changing experience.
